We conduct this business through our Slate Advisors unit, which enables us to bring the entire Slate Asset Management team’s skills to bear on behalf of our partners.
Slate Advisors co-invests in core and core-plus commercial real estate alongside institutional partners. As owners and operators, we source opportunities with a long-term outlook in mind. We execute asset re-positioning strategies that couple strategic capital improvements and aggressive leasing strategies.
Slate Advisors has a dedicated asset management team with access to the resources and operational bench strength of Slate Asset Management. That enables us to provide our partners with industry leading tax and financial reporting, capital and project management, investor relations, and legal counsel. We also leverage established relationships with all participants in the commercial real estate industry including investment and leasing brokerage, investment banking, lenders and fellow investors.
Yonge + St. Clair Revitalization
Midtown Toronto is home to the most desirable neighbourhoods in the city – including Forest Hill and Rosedale – and to many of Canada’s most influential business people, politicians and celebrities. At the center of it all is the intersection of Yonge and St. Clair. These streets were once filled with busy restaurants, bustling shops, and vibrant public space. Over the years, the neighbourhood lost its identity. Office buildings became dated, restaurants came and went and the area became overlooked as surrounding nodes gentrified. Slate saw an opportunity. Alongside an institutional capital partner, Slate began assembling its portfolio at Yonge + St. Clair in 2013.
In six separate transactions, Slate and its partner acquired ten assets including the buildings on all four corners of the Yonge and St. Clair intersection. Through our hands-on asset management team, best-in-class partners, and clear vision, Slate is well on its way to transforming Yonge + St. Clair into Toronto’s premier live-work neighbourhood. The area will have a vastly improved pedestrian experience, state of the art office space and top-notch retail shops and restaurants. As an example of our creative thinking, in partnership with the City of Toronto’s StreetARToronto program, Slate brought in an award-winning public arts organization called The STEPS Initiative to produce an 8-storey mural by renowned artist Phlegm. This striking image became a local landmark and gained international recognition. That’s how our vision creates value.
